Every custom home follows the same disciplined process — from the first conversation to the day you get your keys. Here's what that looks like.

The first conversation
Week oneWe start with a single phone call or site visit. No pressure, no pitch — just an honest conversation about what you're looking for, what land you have or are considering, and whether Dominion is the right fit. Most people know within thirty minutes.
Brooke handles every first conversation personally. You'll talk through budget range, timeline, community options, and the kind of home you're imagining. If we're a match, we move forward. If not, we'll tell you that too.
Site selection & due diligence
Weeks 2–4If you don't already own land, we help you find the right homesite in one of our communities — or evaluate a lot you're considering. We look at drainage, setbacks, utility access, and how the home will sit on the land before a single line is drawn.
Dominion builds on acreage. That means site work matters. We walk every lot with you and flag anything that could affect your build cost or timeline before you're committed.
Design & selections
Weeks 4–10Once the site is confirmed, we move into design. You'll work with our design team to finalize the floor plan, exterior, and interior selections. Every decision is documented before construction begins — no surprises mid-build.
We use a fixed-price contract model. That means your selections are locked before we break ground. Changes during construction are possible but priced transparently. Most clients complete selections in six to eight weeks.
Permitting & pre-construction
Weeks 8–14While you're finalizing selections, we're pulling permits, ordering materials, and scheduling trades. By the time you sign off on your last selection, we're ready to move.
Permit timelines vary by county. Montgomery County typically runs four to six weeks. Harris County can be faster. We build the permit timeline into your schedule from day one so there are no gaps.
Construction
Months 4–10Build time for a Dominion home typically runs six to eight months from groundbreak to certificate of occupancy. You'll have a dedicated project manager and regular site access throughout.
We send weekly photo updates and schedule a formal walkthrough at framing, rough-in, and drywall. You're never left wondering where things stand.
Final walkthrough & close
Final weekBefore closing, we do a full punch-list walkthrough together. Every item is documented and completed before you sign. Then you get your keys.
Dominion provides a one-year builder warranty on workmanship and a ten-year structural warranty. Brooke stays reachable after close — this isn't a handoff to a warranty department.
